What will it cost to buy?
Estimate the government fees due at settlement, including stamp duty and transfer and mortgage registration fees, for any state or territory.
Stamp duty and government fees.
Choose your state, purchase price and property type. Tick the boxes that apply to you to include concessions or surcharges.
Costs to plan for beyond the price.
Government fees are only part of the upfront cost of buying. Plan for these too.
Stamp duty savings for first home buyers
First home buyers may pay less or no stamp duty. In NSW, the First Home Buyers Assistance Scheme offers exemptions and concessions up to set price limits. Tick home buyer concession in the calculator to include it.
LMI on smaller deposits
If you borrow more than 80% of the property's value, lenders usually charge Lenders Mortgage Insurance. Eligible first home buyers can avoid it with a 5% deposit under the First Home Guarantee.
Conveyancing, inspections and moving
Also budget for conveyancing or legal fees, building and pest inspections, loan application fees, insurance, council and water rate adjustments, and removalists.
