Three things that change your result.
Lenders look at more than your salary. These inputs make the biggest difference.
Use your take-home pay
The calculator uses net income by default. Switch to gross if you only know your pre-tax salary, and add regular rental or investment income under other income.
Be realistic about living costs
Lenders compare your declared living expenses with a benchmark called the Household Expenditure Measure (HEM), and usually assess you on whichever is higher. The calculator shows the HEM figure for your household.
Limits count, not balances
Lenders assess credit cards on the full limit, even if you pay them off every month. Reducing or closing cards you don't use can increase how much you can borrow.
Get a figure you can buy with.
Each lender applies its own policy and tests whether you could still afford repayments if rates rose, so the same application can produce different results. We compare 40+ lenders and can arrange pre-approval before you make an offer.
